Senior Living facilities are complex and wide ranging in their types, and the levels of services offered. From independent living where residents manage their daily lives to assisted living that provide various support based on the residents’ specific needs, these communities offer safe, comfortable spaces for aging individuals to thrive. While these facilities are important to the quality of life for seniors, Pennsylvania, like many areas around the U.S., faces a shortage of senior living options. A combination of closures, staffing shortages, financial difficulties, and an increase in the aging population is putting a strain on the resources available for seniors to access appropriate housing for their needs.

Integrated Consulting is partnering with developers and construction companies to bring these important resources to Pennsylvania. Our dedicated team provides design and planning services for site development, civil engineering, land surveys, and landscape architecture to bring these important projects to life.

During the design process, specific goals and requirements were addressed to meet the needs of the seniors who will reside in the new community. A walking trail, guiderails for safety, ADA accessibility, and consideration of EMS access to the facility were all important elements for inclusion in the plans. Site challenges associated with access were addressed during the design. Additionally, the Integrated team worked to minimize impacts to the sensitive natural resources located on the selected site, including wetlands, watercourses, buffers, and existing vegetation.

Working closely with the client on this project, our team has played an instrumental part in delivering this needed facility to the Boyertown community. Like many areas of Pennsylvania, the Boyertown region is facing a shortage of senior living facilities and a growing population in need of this type of accommodation. Our team is proud to be part of this project and continue to support the positive growth and development of communities throughout Pennsylvania!

Our team worked closely with Weathervane Capital Partners to select the appropriate site for the new facility. Site determination was made based on several parameters. The ability to purchase sufficient acreage and consolidate adjacent tax parcels to accommodate the footprint of the building and the necessary outdoor areas was a prime consideration. Additionally, proximity to major roadways, existing land uses and zoning, facility constructability and safety considerations, environmental impact, and overall construction costs were evaluated during the site selection process.

The Integrated team also overcame additional site challenges associated with elevated groundwater levels and poor soil capacity due to streams and wetlands with the implementation of Managed Release Concept Stormwater Facilities on the site. Our team secured special exception, conditional use, subdivision and land development approvals, NPDES Permit, and a Joint Permit for the site.

The Residence at Boyertown is a notable example of our expertise in dealing with the complexities of senior living projects. Our team is currently working with Weathervane Capital Partners and Triple Crown Corporation to deliver a 125-unit facility to this Berks County community. The building will be situated on a 27.58-acre site in Colebrookdale Township, and will offer independent living, personal care, and memory care services within the facility.
